<p>1. How big is the space of the office that you want to let?</p>
<p>You must make sure that you have enough office space available for each and every task that you wish to do and operate. Do keep in mind the total amount of employees that work for you.</p>
<p>This is a very important deciding factor, because you can not put 40 employees into three offices- that would not be possible at all. For that amount of employees you may want to look for an entire floor or building that you can let and make sure that it has a room big enough to be a conference room for all of those people. If you are one of those businesses that only have a few employees then you can get away with offices to let where these people can sit. It all depends on the amount of employees and the purpose that the office has to fulfill. Make sure that you do proper planning before you decide to rent an office.</p>

<p>Do some proper research and go to as many offices as you can before you decide and commit yourself to anything. Compare the prices against each other, because sometimes you get a larger office that is just a little bit downtown. By doing some proper research, you can be assured to get just that perfect office space that suits your needs and your budget. Make sure that you have budgeted for this office space.</p>

<p>If you would like to rent an office, an important question that you have to ask yourself. Will it be convenient and easy accessible for all your employees? <p>Begin your search by writing things down on a wish list. These are usually things that you are looking for in an apartment that you wish to rent. The most important factors will be explained underneath so that it will make your search easier for you.</p>
<p>1. The first step is to go and see the property first. </p>
<p>The price and amenities may seem very good for you when asking for such details, but by going to see the apartment to rent first, you will get a better idea of the state that the apartment is in. Do not put any money down beforehand, go and see the apartment first. It is the wisest to go and see the property; you might not be the first one to see the apartment, but at least you will know what you are getting yourself in.</p>

<p>It is not nice to live downstairs and you hear the constant running down of water. The nicest part about living upstairs is that heat rises and that the upstairs apartments are always much warmer than the ones downstairs.</p>
<p>4. Check your options before complaining.</p>
<p>Do make sure that you do a decent check about your landlord and his/her attitude before getting in a fight with them. Do they do some proper management of the building on a regular basis? How do they treat the tenants? This can cause very big problems if there should ever be trouble or something that needs to be fixed in your apartment.</p>
<p>Also a very important thing is that you should read the rental agreement very carefully and thoroughly. Do you know what you are agreeing to in the contract? Go and make a copy of this agreement so that you have it as proof if you want your deposit to be paid back to you when you move out.</p>
<p>These are all very important facts that you should take into consideration before you sign any agreement. Make sure you understand the agreement well and if not, ask questions so that you can be sure.</p>

			<content:encoded><![CDATA[<p>When you are talking to sellers it definitely to your advantage knowing how to sniff out a great deal rather than a marginal deal as quickly as possible.  The type of deals you should be focus on are the “no-brainer kick yourself if you let it get away”opportunities .  No matter what anyone tells you there is no 100% guaranteed deal that you couldn’t possibly ever come out on the short end of. </p>
<p>Even the most recognized real estate “gurus” out there will admit to deals they wished they hadn’t done.  So your best insurance for success is finding motivated sellers that are going to offer the best terms and price. </p>
<p>You should have your checklist of items to ask sellers when they call:  address, # of bedrooms, fenced yard, CH/A, etc….   The conversation should not sound like a homicide investigation so you want to develop a rapport and rhythm with the seller. </p>
<p>When you get right down to it though all of the specific information about the property is great but you want to find out their motivation.  It is inevitable that some sellers will just be looking for a quick all-cash retail sale.  You are not their answer. </p>
<p>The name of the game is to find out their “situation”.  You will be seeking the seller that has a perceived problem with their property and that maybe you are the solution they are need.  After taking the necessary information you want to get right down to the core asking questions such as these:</p>
<p>    * Why are you looking to sell?</p>
<p>    * Do you have ballpark range of what you are asking for the property?</p>
<p>    * Is there something in mind you are needing to make it worth your while to sell the property?</p>
<p>    * If someone were to buy your property are you needing to close quickly? </p>
<p>If you are working with truly motivated sellers they will definitely not mind giving you a price range of what they are needing and even what the balance on their mortgage is if they have financing.  When they can’t give insight to any of the above listed question examples or that their mortgage balance is their business, then go milk another cow. </p>
<p>When someone says, “just look at it and make me an offer” you can but I wouldn’t suggest it.  I will simply state that I sure don’t want to waste their time(actually mine) so if I had a ballpark range of what they are seeking that I can research more to see if I can meet their needs. </p>
<p>Some sellers will be shocked that you wouldn’t want to spend an hour to go out to drive by, another hour doing research on what you could possibly offer, and then take the time to call them back only to hear them say that just isn’t an acceptable offer.  Your time needs to be spent with motivated sellers on quality deals. </p>
<p>When you talk to sellers you need to sift and sort though conversations to find their motivation so that you can find the ones that have great potential.  Even the best of potential sounding deals may not work out but you can sure save yourself a lot of time knowing how to prescreen effectively to find truly MOTIVATED SELLERS!  </p>
